A few red flags end the conversation early: cash-only pricing, no written anything, a quote that arrives without a single question about your property, and pressure to sign today for a price that expires tomorrow. Legitimate operators quote in writing, answer questions without flinching, and give you room to compare, because they know the comparison favours them.
